Health and Safety – Electricity
We recommend that all properties have a PERIODIC INSPECTION REPORT (PIR) and PORTABLE APPLIANCE TEST (PAT)
Periodic Inspection Reports should be completed every 5 years confirming that electricity supply complies with BS and EU regulations
Portable Appliance Tests should be completed every year confirming that all electrical equipment is fit for use and complies with BS and EU regulations
Urban Dream will arrange both PIR and PAT certification on your behalf
Health and Safety – Gas
To ensure compliance with Gas Safety (Installation and Use) Regulations 1994, all gas appliances in rental properties must be checked annually by a CORGI registered engineer. Gas safety inspection certificates and minor work certificates for any remedial work completed must be retained.
Urban Dream will arrange annual gas safety inspections on your behalf and retain records to comply with regulations
We recommend that all landlords have annual service agreement for maintenance of gas appliances. We can arrange annual service agreement at discounted rates with our approved contractors on your behalf
Health and Safety - Fire Safety
We strongly recommend that smoke detectors are fitted to every property.
We also recommend the installation of a fire extinguisher and a fire blanket
