Tenant Information

Urban Dream provide rental accommodation, fully furnished, partly furnished and unfurnished, in Edinburgh and the surrounding areas.

All properties managed by Urban Dream comply with current health and safety regulations and are registered with the local authorities

If you have seen a property listed in our Property Search please register and we will contact you to arrange viewing, alternatively you can call our office and speak to us directly

If the property is unavailable we will endeavour to find you a comparable property or contact you as suitable properties become available

Viewings will be arranged at times to suit you, ideally on the same day, including evenings and weekends

All viewings will be accompanied by a representative from Urban Dream

If you wish to proceed you will have to pay a reservation fee equivalent to 30% of the monthly rent, which will be deducted from the amount due on your date of entry. Please note the reservation fee is non refundable if you change your mind or your references, including credit check, are found to be unsuitable

We will require satisfactory references from your employer (university or college), and a previous or current landlord. If you are renting for the first time we will require a personal reference and details of a guarantor.

We will use an independent credit referencing company to undertake a credit reference on all tenants

In addition to the monthly rent, payable monthly in advance, the tenant is responsible for payment of council tax and all utility bills

Rent is payable by standing order, to be completed on date of entry, to our bank account

A security deposit, equivalent to one month rent must be paid on date of entry. The deposit is held to cover damage, breakages, and any other liabilities as detailed in your tenancy agreement.
